3D Property Scanning: Revolutionising the Real Estate Experience

3D property scanning is changing real estate by offering realistic virtual models of properties. This technology uses cameras and LiDAR scanners to capture detailed digital representations, including measurements, textures, and layouts.

The cost of 3D scanning varies but is known for its high accuracy, making virtual models closely match real properties.

3D scanning benefits realtors, sellers, buyers, architects, and interior designers by making property viewing, marketing, and assessment more efficient and engaging.
Embrace 3D scanning to streamline your real estate processes and enhance client experiences.
3D property scanning is rapidly changing the way we view, market, and assess properties. This innovative technology provides ultra-realistic virtual models, offering several advantages within the real estate sector. If you're in the industry, it's time to delve into the exciting world of 3D property scanning.

What is 3D Property Scanning?

3D property scanning involves using specialized equipment such as cameras and laser scanners to capture a comprehensive digital representation of a property. This technology gathers precise spatial data, including measurements, textures, and the overall layout. The result is a highly-detailed, immersive 3D model that users can interact with virtually.

How Expensive is 3D Property Scanning?

The cost of 3D property scanning varies depending on several factors:

Property size: Unsurprisingly, larger properties will cost more to scan.
Level of detail required: Do you require a basic scan or a highly detailed model with intricate features?

While costs exist, the benefits of 3D scanning often outweigh the initial investment.

As-Built Drawings & 3D Models - The Hidden Costs and How to Address them

From outdated plans to Scan2BIM Survey As-Built Drawings & 3D Models to Architectural Design of Renovation Projects

As-Built Drawings & 3D Models - The Hidden Costs and How to Address them

For decades, many Architects and Designers absorbed the cost of creating As-Built drawings as part of their standard scope of work. However, the landscape has drastically changed in recent years. Let's explore why As-Built drawings should now be considered an extra scope of work and how to successfully navigate this with clients.
The Changing Landscape and Challenges
Here's why the old way of handling As-Builts may no longer be sustainable:
  • Inaccurate Property Records: Accessing reliable property records, like previously approved building plans and town planning permits, from either the owners and/or municipalities has become increasingly difficult in the past 7+ years. Inaccurate records force architects to undertake additional site surveys and investigations.
  • SACAP Work Stages Limitations: Every renovation and alteration project needs to start with accurate As-Built drawings. The current SACAP Work Stages 1-6 definitions don't adequately reflect the time and resources needed by Architects and Designers to produce these accurate As-Built drawings.
  • Shifting Expectations: Clients now want detailed documentation and even digital 3D models & renders of renovation and alteration projects from Architects and Designers. Producing these As-Built drawings and 3D models goes beyond traditional design services.
The Importance of Clear Agreements
To address these challenges, it's crucial for Architects and Designers to clearly define As-Built surveys and drawings as an additional service when establishing client agreements. This ensures fair compensation and helps manage expectations.

Navigating Equal Duty of Care: A Crucial Imperative for Real Estate
Are you tired of navigating the murky waters of property transactions, unsure of potential risks lurking beneath the surface? As a buyer, seller, or agent, the fear of undisclosed issues can weigh heavily on your mind. But fear not! Our comprehensive property inspection services offer a clear solution, providing peace of mind and facilitating smoother, faster transactions for all parties involved.
Real Estate Agents are often faced with a concern about certain aspects of a property that they are about to accept a mandate on. The concerns might be about a structural component of the building, the property condition, or its compliance status.

Agents have an equal duty of care and responsibility to the seller whose mandate they are about to accept and the buyer. Do they accept the mandate unconditionally with the limited Mandatory Disclosure Form as the sole record of the property condition or do they insist that the Seller engage a specialist to conduct a Pre-Sale Property Inspection? Do they identify the mandate as too risky and walk away? Do they accept the mandate in the knowledge that they are duty bound to inform a prospective Buyer of their concerns and encourage the Buyer to conduct their own independent inspection?

The action that the agent takes could result in the loss of the mandate or might even result in a later claim against the Agent and the agency for failure to provide equal duty of care or even failure to disclose what they might have, should have or ought to have known. This could ultimately result in a cancellation of a sale and possible litigation by the plaintiff against the parties in the transaction chain.

The agent and the Agency have several options available to them at this point.
  1. They can advise their client who at this point is the seller to fully understand the implications of nondisclosure and further advise a pre-sale property condition report by an independent and impartial property inspector. This inspection and report can then form part of the seller’s disclosure.
  2. Should the seller refuse this option, the agent could then offer to pay for this inspection and report or share the costs thereof.
  3. If the seller still refuses this option, this should be an indication that there are concerns surrounding the condition and compliance of the property and agents should bear this in mind when marketing the property and not just inform the buyer of their right to conduct an independent property condition inspection.
  4. The moment that an agent commences the marketing of the property, the buyer also becomes the agent’s client and equal duty of care kicks in.
Given the scenario that is outlined here, the solution to this is always Inspect, report and disclose.
Agents and agencies benefit from this in several ways:
  1. Reputations and credibility are built by this approach and through these actions, the news travels in the market. You will build a reputation as a solution driven agent and agency.
  2. This will certainly result in more mandates and therefore more sales.
  3. Sales transactions become less problematic, and the transaction velocity will increase.
  4. Above all you would have reduced the risk of litigation or claim against you or your agency as well as limited the risk to both the buyer and the seller.
  5. You can then move forward to the next deal and focus fully on that.

We strive to provide our clients with a complete and comprehensive inspection and report on various aspects of the property. This is what a client had to say.
I wanted to take a moment to write a review and express my sincere appreciation for the outstanding work you have done as a property inspector. Your dedication, professionalism, and expertise have had a significant impact on our projects, and I am truly grateful for your contributions.

From the very beginning, it was evident that you possess an exceptional attention to detail and a deep understanding of property inspection. Your thorough assessment of properties, identification of potential issues, and provision of insightful recommendations have been truly impressive. Your inspection reports have been comprehensive, promptly addressing concerns and offering valuable guidance to our clients.

I must emphasize the incredible value you have provided us. Thanks to your thorough inspection, we were able to avoid purchasing a property with potential legal liabilities. This has saved us from the nightmare we could have faced had we proceeded without your expertise. The price we paid for your services is incomparable to the financial and emotional stress we would have endured otherwise.

Based on my experience, I wholeheartedly recommend Dave for his exceptional work as a property inspector. I would strongly advise anyone to utilize your services before signing any documents, including an Offer to Purchase.

Once again, thank you for your outstanding contributions, Dave. Your dedication to excellence and your commitment to providing top-notch service have made a significant difference for us

Regards,

Architects, Rejoice! Streamline As-Built Surveys & Drawings with 3D Magic.

Are you tired of grappling with the inefficiencies of manual surveys in your architectural renovation projects? Traditional methods lead to time-consuming processes, incomplete data collection, and the risk of project delays. Our solution, Scan4BIM and Scan2BIM, offers Architects like you Digital Survey and As-Built 3D Modelling that is a fast and accurate alternative, eliminating the need for manual surveys and ensuring seamless project delivery.
Architects & designers grapple with the inefficiencies of manual surveys for renovation building projects. We served many Property Owners, Architects, Interior Designers, Contractors, and Project Managers before and they all experienced similar problems in this aspect. Using traditional methods of building surveys involves clipboards, paper, tape measures and cameras. Everyone knows this is a time-consuming process, resource intensive and inaccurate. The manual building survey approach results in incomplete data collection, multiple site visits and tedious drawing processes.

The potential impact of these challenges is severe, with the risk of project delays and revenue loss caused by inefficient surveys. Manual surveys not only consume significant time and effort but also incur high costs. Inaccurate data collection introduces the risk of rework, further delays and potential safety concerns on-site.

Our team provides the ideal solution: a fast, and accurate 3D digital surveying service that we call Scan4BIM that eliminates the need for manual surveys. This service offers extremely accurate and complete digital surveys, allowing clients to obtain 200% more data with just one site visit compared to traditional manual surveys. Our Scan2BIM service transitions from on-site scans to 3D models or 2D CAD drawings seamlessly, making the entire survey & renovation design process more efficient, safer and cost-effective.
"Thank you Francois. A beautiful clean model. Absolute pleasure working with you and makes our entry point into a project so much easier. Kindest, Greg." (Architect)
